Under current Indonesian law, a non-resident in Bali (Indonesia) cannot acquire ownership of real estate. What is offered is a time-limited form of ownership, the so-called leasehold (Hak Sewa), which involves the right to use the property for a fixed period of time (usually 30 years), which can be extended twice for a further period (20 + 30 years) as stipulated in the contract. The leasehold is therefore cheaper than the real value of the property: it is about 1% of the property value per year.
However, under a new regulation, ownership can be acquired for high-value apartments and houses (over $350000).
